An energy label shows how energy-efficient a home or building is, on a scale from A++++ (very efficient) to G (inefficient). The label is determined by a certified EP advisor based on the NTA 8800 methodology and is valid for 10 years.
Since January 1, 2021, a valid energy label is required when selling, renting, or delivering a residential or commercial property. Without a valid label, you risk a fine ranging from €170 to €405. A notary is not allowed to complete the transfer deed without a valid energy label.
Existing buildings (constructed before 2021) receive an energy label after an on-site inspection by a certified advisor. Newly built properties receive a label based on a BENG calculation, which is required for the environmental permit.

The Housing Valuation System (WWS) determines the maximum rental price of a social housing property using a points system. Factors such as surface area, amenities, and the energy label determine the number of points. More points result in a higher maximum rental price.
